Key Requirements for a Production Facility
Roof and Floor Structure
When an overhead crane is present — dedicated crane girders are required. The crane load is transferred to the columns through rails and girders, not through the trusses. This is a fundamentally different structural solution compared to a warehouse.
Floors
Concrete floor with a load rating from 5 t/m² (light manufacturing) to 20–30 t/m² (heavy equipment). Screed 200–400 mm thick with reinforcement and a topping treatment. For chemical production — acid-resistant coating.
Ventilation
For production premises, ventilation must be calculated based on the air change rate required by the specific technological process. Welding shops, paint spray areas, and woodworking operations each have different regulatory requirements.
Power Supply
Production requires a dedicated power feed, often at 10 kV with its own transformer substation. Plan this at the design stage — adding it later is extremely difficult.
Sanitary Zones
Per code: locker rooms, showers, and restrooms sized for the number of workers. For food production — additional airlock rooms.
Production Facility Construction Stages
- Process brief — description of the production process, equipment layout, material flow.
- Process design — facility layout "driven by equipment": where the press goes, where the crane is, where raw material storage will be.
- Building design — architecture and structure to accommodate the process.
- Construction — foundation, frame, roof, walls.
- Engineering services — high-capacity electrical, ventilation, compressed air, process pipework.
- Equipment installation — concurrent with fit-out works.
